New construction is its own kind of job

A newly built lot behaves differently from an established one. The ground has been graded, cut, and filled, and that fill has not settled the way undisturbed soil has. Topsoil depth varies wildly across a single back yard. Downspout runouts and drainage swales were placed by the builder and are easy to compromise with a poorly placed post. None of that is difficult to handle, but it has to be looked at rather than assumed. We dig to what is actually under the surface and set posts in concrete accordingly, and we route the line so it does not sit in the path of the yard’s drainage. The other feature of new construction here is covenants. Most of the recent Whitsett subdivisions came in with architectural review, and the rules usually cover height, material, and which direction the finished face points. We put the package together, you submit, and we schedule once the letter is back.

What suits these houses

Vinyl is the default and for good reason. PrivacyLock panels give a solid, uniform line, they never need staining, and there is no board sitting wet against the clay. Composite is the middle path for homeowners who want visible wood grain without a maintenance schedule, and it holds up well in a climate where humidity works on a finish year round. Ornamental aluminum finished with SolarShield goes where the lot backs to open ground or a pond and you would rather keep the view than block it.

Underneath everything is Piedmont red clay, which holds water instead of shedding it. In midwinter that trapped water freezes, expands, and pushes shallow posts upward, and repeat cycles are what put a lean into a fence line. Summer storms shove hard against a solid privacy panel, and every few winters an ice storm adds weight nobody planned for. The concrete is what carries it.
